Findings & Recommended Actions
4 circuit breakers in the main switchboard are either unlabelled or labelled with a generic description ("GPO 1", "GPO 2") that does not adequately identify the circuits protected. Correct labelling is required under AS/NZS 3000 to allow safe isolation in an emergency and to support maintenance by future electricians.
Recommended action: Label all circuit breakers with accurate circuit descriptions before new tenancy commences. Estimated cost: $80–$120 (electrician visit).
The exhaust fan in the en-suite bathroom operates but has noticeably reduced airflow, likely due to accumulated dust on the grille and impeller. This is a maintenance item rather than a safety issue. If not addressed, reduced ventilation may contribute to moisture damage over time.
Recommended action: Clean or replace exhaust fan within 60 days. Estimated cost: $40–$180 (DIY clean or replacement).
Scope & Limitations
This inspection is a visual and functional compliance check conducted for tenancy changeover purposes. It is not a full electrical installation inspection under AS/NZS 3017 and does not include: testing of concealed wiring, load calculations, thermal imaging, testing of individual appliances, or testing of circuits not accessible at time of inspection. All observations are based on conditions present at the time of inspection. Better Home Technology accepts no liability for faults not reasonably observable during the scope of this inspection.
